At Ramsay & Sons, we assess the age, material and condition of your roof before deciding how it should be cleaned. Depending on the roof, we can use our Peekaboo stand-off cleaning system, professional steam cleaning, or manual moss removal followed by biocide treatment.

Our Roof Cleaning Methods 1. Peekaboo™ Stand-Off Roof Cleaning Designed for suitable older concrete roof tiles Our Peekaboo Roof Tile Tickler™ is our specialist stand-off cleaning system.
Rather than putting a pressure nozzle directly against the tile surface, the Peekaboo system maintains a controlled distance between the cleaning head and the roof tile.
This allows us to remove heavy moss, algae, lichen and accumulated grime while controlling the cleaning action at the tile surface. We generally use this system on suitable older concrete tiled roofs, following an inspection of the roof and tile condition.
Why the stand-off distance matters Pressure alone doesn’t tell the whole story. The distance between the cleaning nozzle and the roof surface, water flow, nozzle type, angle and movement all affect how a roof is cleaned. Our Peekaboo system is designed to maintain a consistent stand-off distance rather than allowing the nozzle to be placed directly against the tile.
We work down the roof rather than forcing water upwards beneath tile overlaps, and the cleaning head is kept moving rather than being allowed to dwell unnecessarily on one area. Suitable for: older concrete tiled roofs where their condition makes this cleaning method appropriate. Not our normal choice for: newer coated tiles, slate, clay or particularly delicate roof coverings.
More Than Just a Roof Clean The Peekaboo Fixed Price System includes roof checks and minor repairs One of the biggest differences between our Peekaboo service and a straightforward surface clean is what we find while we’re working. Once heavy moss and dirt are removed, previously hidden defects can become much easier to see. During the process we carry out a comprehensive visual check and can identify issues such as:

Professional Roof Steam Cleaning
A gentler option for more sensitive roof coverings Not every roof is suitable for the Peekaboo system. For slate, clay, delicate tiles and roofs where a lower-impact cleaning method is preferable, we can use professional hot-water/steam cleaning. Steam cleaning combines heat with controlled water pressure to loosen organic growth and surface contamination without relying on aggressive close-range pressure washing. This makes it particularly useful where the roof covering requires a more sympathetic cleaning approach. Steam cleaning may be suitable for: Slate roofs • Clay tiles • Delicate roof coverings • Suitable newer tiled roofs The correct method is always determined by inspecting the particular roof rather than simply choosing one cleaning process for every property. For steam-cleaning jobs, we work from appropriate access equipment rather than unnecessarily walking across delicate roof coverings.
Manual Moss Removal & Biocide Treatment
A zero-pressure alternative Where mechanical or pressure-based cleaning isn’t appropriate, we can also manually remove moss using tools suited to the profile of the roof covering. The bulk growth is carefully removed before the roof receives a professional biocide treatment. The treatment targets the remaining biological growth and helps control moss, algae and lichen left on the surface. Unlike an instant clean, a scrape-and-treat roof can continue to improve in appearance as weathering removes dead organic material following treatment. This method can be particularly useful where preserving the existing surface of the roof covering is more important than achieving an immediate pressure-cleaned finish.

Heavy moss growth can also find its way into gutters and outlets, contributing to blockages and drainage problems. Roof Treatment After Cleaning Removing visible moss is only part of the process. Following cleaning, where appropriate, we apply a professional biocidal treatment to control residual organic growth such as moss, algae and lichen. Treatment can help slow regrowth and keep the roof cleaner for longer. We can also advise on additional protective treatments where appropriate for the particular roof surface.
We are CDP qualified and trained in the professional use of biocides, giving us access to trade-only raw-strength biocide products that are not normally available to the general public. This allows us to select and correctly dilute the appropriate professional treatment for the roof surface and level of biological growth.
